Florida has more sinkholes than most states. I’ll wait for the findings but if I could get a bet down I’d bet that a sinkhole opened up under the foundation on the north side.

Two things I heard related to this is that engineers were evaluating the corrosion of the concrete and re-bars in the buildings construction due to salt, which would indicate that the building was already experiencing some level of deterioration.
Another person said that it is not unheard of that some construction companies will use readily available seawater to cool down the concrete (they are not supposed to do this) which of course would be hell on the re-bars.
^^^ Add a sinkhole to that equation and you have a real disaster!
Don’t know about Miami Dade county, but Florida didn’t even have a state-wide building code until the 1990’s. So there’s that.
You need to go deep to get good soils in much of Fla. My buddy designs most of the pile hammers sold in the free world and they do a lot of work selling to Fla.
Then add into it you need sufficient capacity to carry the load or you can have buckling failures if the unstable soils shift and down it comes unless there is sufficient strength in the perimeter foundation or a diaphragm to keep it form collapsing as it sinks. Hopefully any differential settling is not ignored and then there should be sufficient time to evacuate the structure and clear the critical zone.
Reinforcing steel corrosion is a BIG concern. You have to have sufficient coverage on the steel or it will fail. This can be monitored by X-raying the structure.
Concrete strength would also be something I looked at. Seeing all those little spalls coming off would suggest to me that it played a big part. Once the concrete starts failing in that way if there were stressed strands in it it would come together quickly and eat itself in the process.
My money’s on a sinkhole.

Nah, there going through the underground parking structure up into the debris. I’ve read that the building has sank 2 mm, or .078, or 5/64 of an inch, because this is America after all and we are not on the metric system damn it. Over forty years that’s 3.144 inches. A friend and former neighbor bought a very large upper floor condo in San Francisco’s Millennium Tower. That building has developed significant cracks that are seen in the parking (and other) areas of the building, caused by its sinking and tilting. I know she paid upwards of $4MM for her unit. I don’t think she has a way out it — selling, etc. I wouldn’t live there for love nor money.
